When dealing with poor drainage and water ingress, you need a permanent fix, not a band-aid. On a recent strata project at Ellis Street in Condell Park, the team at Pearla Plumbing & Electrical was brought in by Precise Property Strata Management (Strata Plan 91736) to solve a persistent flooding issue for a residential complex.

The Project Background
The property was dealing with a frustrating and damaging problem: water was entering the garage during heavy rainfall.
After inspecting the site, our team identified that the slope of the driveway was causing surface water to run straight back towards the building, leading to significant water ingress. Working closely with Strata Manager Scott Teu, Pearla Plumbing attended the site to investigate the issue and design a robust, traffic-safe drainage solution to intercept the water before it could reach the garage.
This wasn’t a quick fix for a blocked drain—it was a targeted infrastructure upgrade designed to protect the property long-term.
Scope of Works
The project required a combination of concrete cutting, excavation, and new drainage installation right across the main driveway.
- Concrete Cutting and Strip Drain Installation To stop the water from reaching the garage, we needed to intercept it at the source. The team:
- Cut a 3-metre chase along the front of the driveway
- Excavated the existing concrete to create a solid, perfectly levelled trench
- Installed a heavy-duty strip drain suited for traffic, designed to handle both heavy rain and daily vehicle use without buckling
- Connecting to the Existing Stormwater System With the strip drain in place, the captured water needed a clear path to escape. We:
- Cut an additional 8-metre chase from the newly installed strip drain to the closest existing stormwater pit, located in the middle of the driveway
- Installed a durable outlet pipe connecting the two points
- Ensured the correct fall so the water flows rapidly away from the garage
- Site Restoration and Clean-Up A messy site is a hazard, especially in a busy strata complex. Once the plumbing was tested and functioning perfectly, Pearla Plumbing & Electrical:
- Carefully backfilled the trenches
- Re-concreted the 11 metres of chases to leave a smooth, safe, and durable driveway surface
- Removed all excavated concrete, dirt, and rubble from the site, leaving the work area completely clean
