When it comes to stormwater upgrades, there’s no room for shortcuts. On a recent project at Powder Works Rd, Elanora Heights, the team at Pearla Plumbing & Electrical was engaged to deliver a complex, engineer-designed stormwater solution for a residential building on Sydney’s Northern Beaches.

The Project Background

The property required a complete stormwater upgrade to manage runoff more effectively and comply with updated engineering requirements. The existing system was no longer sufficient, particularly during heavy rainfall — a common issue for homes across the Northern Beaches.

  • Confirm levels, pipe runs, and tank placement
  • Design a practical installation approach that aligned with the plans and the physical constraints of the building

This wasn’t a reactive call-out like a blocked drain or emergency plumbing job — it was a planned infrastructure upgrade designed to prevent future drainage issues.

Scope of Works

The project involved extensive stormwater infrastructure across both sides of the building.

1. Stormwater Tank Installation

Two 10,000-litre stormwater tanks were supplied and installed in their designated positions as per the engineering drawings. These tanks form the backbone of the upgraded drainage system, providing significant capacity to handle heavy rain events.

The tanks were:

  • Positioned to allow effective gravity-fed and charged connections
  • Connected together to balance flow and capacity
  • Fitted with an overflow and a 150mm outlet, as specified by the engineer

2. Charged Stormwater Line Installation (Side One of the Building)

On one side of the property, a new stormwater line was installed, running from the front downpipes all the way to the rear stormwater tank.

The process included:

  • Installing a new 100mm stormwater pipe
  • Securing the pipe neatly along the wall of the building
  • Connecting all downpipes along the run
  • Carefully back-falling the pipe to ensure the line remained charged, exactly as outlined in the plans

Once the pipe reached the rear of the property, it was:

  • Run down into the ground
  • Brought back up into the stormwater tank to create the charged system

This step is critical — incorrect levels or poor installation can lead to long-term drainage failures and recurring blockages, something a seasoned local plumber on the Northern Beaches knows to avoid.

3. Pit and Agg Line Installation (Opposite Side of the Building)

On the other side of the building, the scope shifted slightly.

Pearla Plumbing & Electrical:

  • Installed a 300 x 300 stormwater pit
  • Ran a 2-metre agg line feeding directly into the pit to capture surface water

From there:

  • The pit outlet was run down the side of the property
  • The line was routed underneath the deck
  • It continued until it reached a 150mm spreader, dispersing water safely across the property

Any remaining stormwater on this side of the building was redirected into the stormwater tank system to ensure consistent flow management across the entire site.

4. Final Stormwater Discharge

To complete the system:

  • A 150mm outlet was installed to the tanks
  • The outlet line was run across the back of the property
  • It discharged into a 6-metre-long 150mm spreader, allowing controlled dispersion of excess water

This final stage ensures the system performs effectively during peak rainfall while protecting surrounding structures and landscaping.

The completed stormwater upgrade now provides:

  • Improved drainage capacity during heavy rain
  • Reduced risk of pooling, overflow, or water damage
  • A compliant system installed strictly to engineering specifications
