The Problem: Flooding During Heavy Rain
When Jane Kelleher contacted Pearla Plumbing, she was struggling with a recurring stormwater issue at her property in Bayview NSW. Every time it rained heavily, water flowed between her home and her neighbour’s property, leading to flooding next door.
Upon investigation, our plumbers found a 90mm downpipe at the left-hand corner of the house, running underneath a wooden sleeper footpath. Instead of draining away properly, the stormwater was escaping between the two properties, causing ongoing overflow and flooding.
Jane wanted a long-term fix that would stop this water flow, protect her property, and prevent any further damage to her neighbour’s home.
Our Assessment and Recommended Plan
After inspecting the property and discussing options with the client, our team recommended a simple yet effective stormwater solution — redirecting the existing downpipe towards the front of the property. This would allow the water to flow safely into a stormwater pit rather than tracking between the two houses.
By rerouting the stormwater, the property could better manage heavy rainfall and prevent future flooding.

Work Completed
To access the existing stormwater pipe, we lifted one large plank of the wooden sleeper footpath on the left-hand side of the property. This gave us enough space to modify and redirect the pipework.
The pipe was rerouted towards the front of the property, allowing stormwater to drop down the face of the carport and flow directly into a new stormwater pit. The pit was then set securely in place using high-strength concrete, ensuring stability and durability in all weather conditions.
We made sure that all pipework was properly aligned to maintain a smooth and steady water flow. Each outlet leading into the pit was tightly sealed to prevent leaks and stop water from seeping into the surrounding soil.

Testing and Results
Once the installation was complete, we thoroughly tested and commissioned the system. The redirected pipework worked perfectly, moving water safely to the front of the property and away from both homes.
After the works were completed, Jane confirmed that even during heavy rainfall, no flooding occurred — both properties stayed dry and protected.
